Maintenance Services

Our experienced staff will ensure that your property is maintained and improved at a level above industry standards.

As Managing agent and in concert with the Board of Directors, Hunt Management will develop and implement a complete, ongoing property maintenance program that addresses required maintenance, repair, replacements and improvements. We will also receive and process all maintenance and repair requests, coordinate required site visits, obtain competitive bids for seasonal service and major repairs and replacements, and oversee service to ensure quality of workmanship.

Develop and implement a complete maintenance, repair, replacement and improvements program

  • With support from the Board, on-site staff or outside, third parties, inspect and become familiar with the building structure and the heating, cooling, ventilation, lighting, electrical and plumbing systems
  • Develop or refine complete job descriptions for any and all employees
  • Develop or refine a complete maintenance and repair schedule for:
  • In-House services
  • Contracted services
  • Effectively address all items of maintenance and repair, i.e.:
  • Snow removal
  • Lawn and landscape
  • Cleaning, rubbish, litter
  • Roofs, siding, parking lots, sidewalks, and general building components
  • Recreational areas
  • Equipment and systems
  • Supplies inventory
  • Maintenance contracts
  • Develop and maintain a long range (10-20 years) capital replacement and improvements study, addressing such things as roofs, parking lots, siding, lights, plumbing and heating systems and the like

Establish and oversee a system to respond to common area maintenance and repair requests promptly and effectively

  • Develop a ‘communication’ system whereby Management becomes an integral and ultimate contract:
  • On-site office and employee pager/answering machine
  • Management office and pager/answering service
  • Develop ‘reporting’ systems whereby employees submit regular written reports to Management documenting date, time and reason for ‘communication’ together with corrective action.
  • Using the most advanced technology in the industry, Hunt Management has the ability to allow homeowners to log maintenance requests online; our maintenance staff to receive the requests immediately; and the association Board to view the real-time reports 24/7. Fast, efficient and transparent; no one manages your maintenance needs better.

Cause the property to be inspected on a regular basis. Inspections to be made by:

  • Management
  • Board representative
  • Employees
  • Vendors or Contractors

Obtain, review and recommend bids for annual services and major maintenance, repairs, replacements and improvements, i.e.:

  • Snow and Ice Clearing
  • Lawn Maintenance
  • Painting, siding, roofing projects
  • Landscape renovations
  • Carpet replacement and decorating
  • Major equipment purchase and replacement
  • Energy conservation improvements

Oversee all maintenance and repairs for quality of workmanship, economic efficiency, and fulfillment of contracts or agreements

  • Recommend and secure the services of an architect or engineer as necessary and coordinate all such service
  • Supervise all employees and conduct performance evaluations on a regular basis
  • Recruit, train and discharge employees, as appropriate and approved by the Board
  • Secure and coordinate the services of outside contractors possessing the best of reputations and highest degree of knowledge and expertise

Secure the most effective and cost efficient maintenance and repair service available and, at all times, pass all savings onto the Association

  • Secure the least expensive yet most effective maintenance and repair service available, as required:
  • On-site crew, Resident Manager, Employee
  • Handy-man, Laborer
  • Tradesman i.e.; Plumber, Electrician, Heating and Cooling Contractor
  • Outside service company i.e.; lawn, snow, janitorial
  • Management owned service company
  • Hunt Management will retain no discounts or inducements but will pass same onto Association
  • Hunt Management will, at all times, discharge its duties in a fair, reasonable and anti-discriminatory manner, in the best interests of the Association
